Business is Up For Pizza World Since Moving From Deer Creek to Shrewsbury

The shop moved out of Deer Creek Center last year.

Since moving to Shrewsbury about a year ago, Pizza World’s business has been up, owner/manager Tim Miller said. Pizza World moved out of the Deer Creek Center before the center was redeveloped with Ross Dress for Less, Joann’s Fabrics, Buy Buy Baby, Marshalls and other large national retailers as anchors. Miller said the new space, at 7504 Murdoch Avenue, is smaller than his Deer Creek location but business from the nearby neighborhood has made up for it. Miller is 25 and has worked at the shop since he was 16. He and Virgil Avamzado bought the store from Robert Goombas in January 2012. Since then Avamzado has left, leaving Miller as the only owner. 5 Deer Creek Center Retailers Revealed

The project supervisor told Patch the names of the upcoming stores.

Deer Creek Center, in Maplewood, which suffered a downturn in past years, is set to reopen as a new development in spring and summer of 2013. Project Superintendent Tim Sparkman, for Brinkmann Constructors, told Patch on Wednesday five of the new stores that will open. They are, west to east, Ross Dress for Less, Buy Buy Baby, JoAnn Fabrics, Shoe Carnival and Marshalls. The stores face south, toward the main parking lot. Stay in the loop! Deer Creek Storefronts to Be Refaced, Stores Redesigned

The St. Louis Post Dispatch updated the plans for the Deer Creek Center.

The St. Louis Post Dispatch reported Sunday on the Maplewood City Council passing the Deer Creek redevelopment plan. Patch reported on the decision on June 26. The Post Dispatch article reported that in contrast to Deer Creek Center, other parts of Maplewood are doing well, commercially. "Deer Creek's troubles have contrasted sharply with other parts of Maplewood, such as the business district around Manchester Road and Sutton Boulevard, and Maplewood Commons, along Hanley Road. The Commons includes a Walmart, Sam's Wholesale Club and Lowe's along with numerous retail tenants. The redevelopment taking place in Maplewood is trickling south and elsewhere in town, Traxler said. Deer Creek Center Redevelopment Plan Passes City Council, Construction to Begin Soon

Retailers will move in in the fall, with a grand opening in March 2013.

Maplewood city council tonight finally approved the Deer Creek Center redevelopment. The council, minus Mayor Jim White and council member Tim Dunn, voted to approved the Deer Creek Center Tax Increment Refinancing (TIF) Plan and to establish the Deer Creek Center Community Improvement District. Council member Karen Wood said the city wanted to make sure enough retail places that had signed a commitment before any money was spent to go through the process, and they were assured that had happened. Two retailers have been made public, Ross Dress for Less and Joanne Fabric have signed leases. Maplewood Council to Consider Final Pieces of Deer Creek Center Redevelopment

Three out of four pieces of the Deer Creek Center redevelopment are in their final reading at tonight's meeting.

The Maplewood City Council needs to pass three pieces legislation for the Deer Creek Center redevelopment to happen, and all three are on the agenda for their final reading at tonight’s city council meeting. A law that would prohibit sexual orientation and gender identity into various sections of Maplewood law is on the agenda, but is noted to be tabled. A public hearing is scheduled on the Planned Unit Development that includes moving the Sunnen MetroLink parking lot from the west side of the tracks, near the Mini Cooper development, to the east side of the tracks, and just east of the station.

Proposed Budget Anticipates Stronger Maplewood Economy

A preliminary 2012-13 budget submitted by City Manager Martin Corcoran accounts for extra sales tax revenues from the expected openings of a Mini Cooper dealership and CVS.

Maplewood City Manager Martin Corcoran submitted the proposed 2012-2013 fiscal year budget last week. The introduction on the front page, signed by Corcoran, states that Maplewood’s financial position will continue to improve because of general improvement in the economy. The expected openings of the Mini Cooper Dealership and CVS also will generate additional sales tax revenues, Corcoran stated. The redevelopment of Deer Creek Center would also help, he said. He’s also optimistic that more businesses will move to Maplewood. The budget doesn't call for new city hires, but accounts for a 2 percent salary increase for all employees and additional 1 percent increase for qualified employees. Maplewood Mayor Confirms One of Four Deer Creek Anchors

He named one store by name and said what type two others are. The fourth is to be named next week by the developer.

After months of tabling, Maplewood City Council may finally pass the two ordinances that will make way for negotiations for the Tax Increment Financing (TIF) Redevelopment Plan, to help fund the Deer Creek Center redevelopment. That's because the owner and developer of the property, the Summit Group, has signed three tenants out of the four larger vacancies. The city wouldn't go into negotiations until Summit had signed leases for the larger spaces. At the concert at Ryan Hummert Memorial Park, Wednesday evening, Maplewood mayor James White said Jo-Ann Fabric and Craft Stores is one of the stores signed for the larger spots. Ordinance to Approve Deer Creek Center TIF Plan Back on Council Agenda

Council members will wait to come to an agreement on the plan before final approval.

An ordinance to approve a Tax Increment Financing redevelopment plan for Maplewood's Deer Creek Center was introduced to Maplewood City Council at Tuesday night's meeting. The $27 million plan, which includes a request for an $8.5 million TIF from the city, was proposed last December by Summit Development Group, who owns the property. The money would pay for new landscaping, updated signs and improved parking lots and sidewalks at the nearly vacant strip mall, which has been designated as a blighted area. By law an ordinance for approval must be introduced to city council and put on the agenda within 90 days after a public hearing is held on a project like this, but council members tabled it at the meeting and won't be making a decision …

Deer Creek Center Funding Rejected by Commission

Members of the commission said the requested funding was not in the best interest of St. Louis County as a whole.

An $8.5 million request in public funding to help pay for Deer Creek Center's redevelopment was rejected by a 12-member commission Wednesday night. The commission was created to advise Maplewood City Council on whether it should provide public funding to Summit Development Group, a private company that also owns the property. Representatives from the City of Maplewood, the Maplewood Richmond Heights Board of Education and St. Louis County are among those on the commission. The commission voted 7-5 against the use of public dollars. The only commission members to support the funding were appointed by the city council and MRH school board. Deer Creek Center Plan Draws Scrutiny From St. Louis County

Three county representatives and City Manager Marty Corcoran disagree about how beneficial a redeveloped Deer Creek Center could be to the city and region.

A $27 million plan to redevelop Deer Creek Center faced an obstacle on Wednesday evening when three members of a commission charged with overseeing the proposal shared their concerns. The commission was created to advise Maplewood City Council on whether it should provide public funding to Summit Development Group, a private company that also owns the property. Representatives from the City of Maplewood, the Maplewood Richmond Heights Board of Education and St. Louis County are among those on the commission.
